Today we’re checking out The Avenues in Salt Lake City, Utah!

The Avenues is without a doubt one of the best neighborhoods in Salt Lake City! The Avenues are made up of the Lower Avenues and Upper Avenues - both of which are different, but great in their own right! With beautiful views, diverse housing stock, and proximity to downtown and the mountains, The Avenues is a gem!

The Avenues Vibes

First surveyed in 1852, ultimately making the first ‘neighborhood’ in Salt Lake City. Located just northeast of downtown Salt Lake City and only 15 minutes from SLC International Airport, it is conveniently located. With a population of right around 20,000 residents, it doesn’t have a ton of commercial space as it’s mostly residential. But it’s close to so many good spots, it doesn’t matter!

Rated the #1 place to live in both Salt Lake City and the state of Utah*, The Avenues live up to it. Served by the Salt Lake City School District, most of the schools serving The Avenues are rated an A*.

Home Price Statistics So many beautiful homes - older ones with character, modern with clean lines, mid-century modern, etc.

The median sale price in The Avenues will be in the high $600k’s. In terms of single-family homes currently on the market, you expect on the low end to be looking at around $400k, and on the high end $3 million plus. In terms of condos, you’ll be looking at a range from as low as $200k and up to around $800k.

An interesting fact is that around 50% of residents own vs rent here. For a city neighborhood, that’s a fair amount of ownership vs rentals.


Pros + Cons

Pros:

  • Good schools

  • Proximity to the city

  • Easy access to trailheads of the Wasatch Range (Twin Peaks, Bonneville Shoreline, Terrace Hill)

  • Beautiful outdoor spaces

  • Although not in The Avenues, conveniences are conveniently located close

  • Diverse housing stock

Cons:

  • The hills are not always going to be the most fun, especially in the winter

  • Largest cemetery in SLC located here

  • Not convenient to I-15

  • Not the most walkable especially for a city neighborhood

  • Some of the homes in Lower Avenues are quite a bit older, and a lot of them do not have garages
