Today we're checking out the East Bench and Sunnyside East neighborhoods of Salt Lake City, Utah!


With beautiful scenery and a friendly community, you'll love it here! Located not far from downtown SLC, you have easy access to all the shopping, dining, and entertainment that the city has to offer. But you don't have to leave the neighborhoods to find plenty of fun.

East Bench and Sunnyside East Vibes


The two neighborhoods collectively are home to about just over 7k residents; about 6,500 in East Bench and around 700 in Sunnyside East. The neighborhoods are located about 15 to 20 minutes east/southeast of downtown Salt Lake City and the SLC Airport up against the Wasatch Mountains. Lumping the two neighborhoods together since they are next to each other; bordered to the north is the University neighborhood, to the east are the Wasatch Mountains, to the south is partly the Arcadia Heights, Sugar House, and Bonneville Hills neighborhoods, and to the west are the Bonneville Hills, Sugar House, and Yalecrest neighborhoods.


In Sunnyside East


In terms of schools, serving the area is the Salt Lake School District. It is rated a B+ and the most diverse school district in Utah*. Highland High School and East High School serve the area and are rated an A- and B respectively*. Highland HS primarily serves the East Bench neighborhood, while East HS primarily serves the Sunnyside East neighborhood. The middle schools are Hillside and Clayton, rated a B+ and A- and serve the East Bench and Sunnyside East neighborhoods respectively*. The Indian Hills Elementary School which serves both neighborhoods, is rated an A-*.


Home Price Statistics


The median sale price in East Bench is around $900k, while the median sale price in Sunnyside East is around $840k. This is a good bit higher than the Salt Lake City metro median, which is around $500k. If you're looking for a single-family home, currently on the market in East Bench prices range from around $350k on the very low end and upwards of around $2.2m on the high end. At the time of writing this, there was only one single-family home in Sunnyside East, going for $1.3m.


Interesting to note, according to niche.com,100% of residents own their home in Sunnyside East. For East Bench, approximately 85% of residents own their home, with around 15% renting.


Pros + Cons


Pros

  • Good schools

  • Quiet neighborhoods with beautiful homes

  • Great access to the outdoors and trails

  • Incredible views/sunsets

  • Convenient to downtown, airport, and university even though they're on the eastern edge of SLC proper

Cons

  • Expensive housing

  • Minimal amenities - have to travel outside of either neighborhood for most of your errands

  • Minimal places to eat, drink, and shop

  • Not a ton of home inventory on the market

  • Sunnyside East - cons of living in a 'city' neighborhood (smaller yards, detached garages, smaller homes)

  • East Bench - cons of living in the mountains (windy, steep access roads, yards aren't always usable)
