Today we're checking out Cottonwood Heights, Utah!


If you're looking for one of the best suburbs in all of Utah, look no further than Cottonwood Heights. A 'complete' suburb with tons of amenities, outstanding views, and access to the Wasatch Mountains. Fun fact - it's also the city Post Malone calls home.

Cottonwood Heights Vibes


Located about 20 mintues from downtown Salt Lake City, Cottonwood Heights is a gem of a suburb. It is bordered by the cities Holladay and Murray to the north, the Wasatch Mountains and the Big and Little Cottonwood Canyons to the east, the city of Sandy to the south, and the city of Midvale to the west.


Being so close to both Big and Little Cottonwood Canyons, you have access to some of the best skiing in Utah. With places like Solitude, Brighton, Alta, Snowbird, and really you're not even that far from the likes of Park City.


Home to around 33k residents, Cottonwood Heights is generally ranked very highly as a place to live. Ranked the 9th best overall suburb to live in Utah, as well as 5th best suburb for young professionals in Utah.*


In terms of schools, the schools are rated very well. Coming in as the 9th best school district in Utah, Cottonwood Heights is served by the Canyons School District. Hillcrest High School gets an A- and Brighton High School gets a B+. Butler Middle School gets an A- and for Elementary Schools you have a lot of very good options. Butler, Brookwood, Granite, Canyon View, Oakdale, and Ridgecrest Schools, all get an A-.*


Home Price Statistics


The median sale price in Cottonwood Heights is around $660k. Not as bad as you would think when you combine it with access to the mountains and all the other pros that come with living here. The lowest priced single-family home currently on the market is for $275k - I'm going to go ahead and say that's likely not move-in ready. The barrier for entry is likely going to start around $500k. The most expensive house is going for around $1.74m. However, you could easily spend north of $2m depending on location close to the mountains and combined with a view.


In terms of condos/townhomes, the range is smaller from around $350k to around $675k, as this isn't a super heavy condo area. Around 27% of the residents here rent their homes, meaning around 73% own, which sounds about right.

  • Quiet, peaceful neighborhoods with beautiful homes

  • Generally newer spacious homes with nice size yards

  • Potential for epic homes with great views

Cons

  • Expensive when compared to the median sales price of the SLC metro as a whole

  • Commute could get far depending on the weather

  • Hard to call it a con, but it can be a bit cookie cutter or bland in terms of the amenities

  • If you're close to the mountains, sunrise can come quite a bit later in the morning
