Today we’re checking out the Capitol Hill neighborhood in Salt Lake City, Utah!

Capitol Hill Vibes

An ‘elevated’ neighborhood, Capitol Hills is an absolutely beautiful setting with incredible views of downtown, the Salt Lake valley, and Wasatch Range. A lot of cultural things going on here: LDS (aka Latter-day Saints) happenings like the Temple Square, Conference Center, the Beehive House (Brigham Young’s house), and LDS Museum. Outside of LDS stuff, the Marmalade area has a thriving gay scene with tons of great bars, restaurants, etc. Lots of culture and history here.

With a population around 14,000 people, Capitol Hill is ranked the 4th best neighborhood to buy a home in SLC* and 11th best overall place to live in Utah*. As far as schools go here, it is the Salt Lake City school district, and they are rated well. West High School is rated an A, but most of the middle and elementary schools are rated in the B’s*.

Home Price Statistics Very much dependent on where you’re located. Down closer to the Capitol, you’ll find more of the condo vibe as well as slightly lower overall home prices, compared to homes higher up in the hills. At the time of this blog, condo/townhomes will range from about $260k on the lower end, and upwards of $820k on the higher end. Single family homes will range from about $440k and upwards of nearly $6 million.


Pros + Cons

Pros:

  • Wide variety of housing stock - from beautiful historic, to modest single-family, to epic modern homes

  • Good High School

  • Historic and cultural epicenter of SLC

  • Incredible views

  • Close to downtown

Cons:

  • Although beautiful, the hills aren’t the most fun in the snow

  • Pretty busy near downtown, especially during events

  • Closer to the capitol, the streets are a bit tight

  • Elementary and Middle schools are mediocre

  • Won’t have much in the way of suburban conveniences

  • West of John Stockton Drive get very industrial and even a bit stinky as you get north of North Gateway Park
