Tour of Bonneville Hills and Wasatch Hollow in Salt Lake City, Utah

Today we're checking out both the Bonneville Hills and Wasatch Hollow neighborhoods of Salt Lake City, Utah!


Sometimes our virtual tours are in areas that get a lot of hype, and deservedly so. But today's virtual tour of Bonneville Hills & Wasatch Hollow highlights two spots that are a bit underrated in our opinion. Truly a gem and one of our favorite spots in Salt Lake City Proper, Bonneville Hills and Wasatch Hollow are great spots to end up!

Bonneville Hills and Wasatch Hollow Vibes


Collectively the two neighborhoods are home to around 6,000 residents with Bonneville Hills being smaller at around 2,700 residents and Wasatch Hollow around 3,500 residents. They are both located around 10-15 minutes from downtown Salt Lake City and about 15-20 minutes from the airport. Bonneville Hills is just to the east of Wasatch Hollow. Fundamentally, the neighborhoods are bordered to the north by the Yalecrest and Sunnyside East neighborhoods, to the east by the East Bench neighborhood, to the south by the Sugar House neighborhood, and to the west by the East Central neighborhood.


According to niche.com, Wasatch Hollow is rated the #1 Best Neighborhood to Buy a Home in Salt Lake City, while being rated the 3rd Best Neighborhood to Live in Salt Lake City overall. Bonneville Hills is rated the 8th Best Neighborhood to Buy a Home in Salt Lake City according to niche.com.


In terms of schools, the two neighborhoods are both served by the Salt Lake School District, which is rated a B+*. There are two high schools serving the neighborhoods - Highland High School and East High School. Highland HS is rated an A-*, but only serves a small portion, while East HS is rated a B* and serves the majority of the two neighborhoods. There are two middle schools serving the neighborhoods - Clayton and Hillside, rated A-* and B+* respectively. And lastly, there are three elementary schools - Beacon Heights, Uintah, and Bonneville, all rated an A-*.


Although there aren't a ton of suburban conveniences, the two neighborhoods make up for it with good schools, quiet neighborhoods with beautiful and historic homes, and convenient access to the trendy areas of the Salt Lake City metro.


Home Price Statistics


In either neighborhood, we're talking ballpark 15% of homes are renter-occupied - so largely owner-occupants and nearly entirely single-family. The median sale price for Bonneville Hills comes in around $755k, while Wasatch Hollow comes in a little lower at around $731k. In general, at any given time, there aren't likely to be many listings of homes. At the time of writing this, there are only five single-family homes and zero condos or townhomes available between the two neighborhoods. In terms of single-family homes currently on the market in the two neighborhoods prices range from $350k on the very low end, and upwards of around $950k on the high end.



Pros + Cons


Pros

  • Good schools

  • Quiet neighborhood feel with beautiful historic homes

  • Beautiful outdoor space in Wasatch Hollow

  • Convenient to downtown as well as the trendier areas of the Salt Lake City metro

  • Slick access to I-80 and the mountains

Cons

  • Not super walkable in terms of conveniences - a bike at least or a car are likely to run errands

  • Which leads to the next con, that there aren't exactly a ton of conveniences within the borders of the two neighborhoods, although there are plenty in the surrounding neighborhoods

  • Located about 10 minutes east of I-15, not the end of the world but it does lend to longer commute times if you're trying to travel north or south within the metro

  • Expensive home prices - median for both neighborhoods is quite a bit higher than the SLC metro median

  • Although some may see these as pros, some see as a con. And that's cons associated with city neighborhoods - small yards, often detached garages, cars parked on the street, etc.

  • Low volume of housing stock
